Our Lettings Process

You get in touch

To speak to one of our letting negotiators, you can pick up the phone, send us an email or request a valuation. We will be there to talk you through the letting process and run through the options available to you – for instance, will you go Let Only or Fully Managed. We like to be upfront about our fees so you can find these here.

We do a Property Valuation

Your lettings manager will meet you at your property to carry out a rental valuation and we’ll share comparable prices, market insights and prepare a full valuation report for you.

We draw up an agreement and register you

If you’re happy with the valuation, we’ll draw up a contract specifying the full terms and conditions and we’ll both sign it. We’ll then get you registered on our innovative 24/7 client log-in area so you can get real-time updates on viewings, offers, inspections, accounting statements and invoices.

We market your Property

We’ll create an advert for your property and get it seen by thousands of renters that fit your requirements. We’ll take photos, a video and write an engaging description, before putting it live on all the main portals. Our marketing team will also list it on our website, in our Digital Magazine and on our popular social media channels. Read more about our marketing here.

We arrange viewings and negotiate offers

Anyone potential renters will be sent a video walkthrough of your property before deciding whether to view it in person. Any face-to-face viewings will be conducted by a lettings negotiator (even on evenings and weekend) and you will receive feedback. We’ll negotiate any offers on your behalf and update you straight away

We sort the tenancy administration

Once an offer is accepted, we’ll deal with all the administration work to secure it. We’ll take a holding deposit, arrange tenant referencing checks and once these are passed, we’ll get the tenancy agreement signed and register the deposit with a Government-approved scheme.

We move the tenants in

We’ll carry out an inventory check before the new tenants move in, collect the first months’ rent and set up a standing order to ensure you get your rent in on time! Then, we’ll hand over the keys and it’s time to celebrate as you have a nice new tenant and your tenant has a nice new home!

We look after your home and tenant

If you opted for fully managed, we’ll continue to look after your tenant and your property. They will have a property manager who will monitor rents, advise on how the tenant can care for the property, liaise with our trusted contractor to coordinate maintenance and repairs and to conduct inspections.
